What is Rental Margin?
Mortgage companies often say they will lend up to a certain percentage (Loan to Value (LTV)).

However, in the small print lurks reference to a calculation that will commonly restrict the maximum size of loan often way below what you thought you might raise.

They will assess the rental yield and put it into a calculation that insists that your mortgage payment is covered by, for example 130% of the rent receivable. Worse still this is often worked out on a nominal interest rate higher than prevailing rate.
